Is Your Dental Premises Adequately Insured? Avoid costly oversights, protect your clinic and career.

As a dental professional, you have spent years developing your practice, acquiring specialised equipment, and earning your patients' trust.

BUT what if everything you have worked for was at risk, not due to a clinical issue, but because your insurance coverage failed to meet the requirements of your lease?

This is not a hypothetical scenario. Many dentists unknowingly hold insurance that does not meet the requirements specified in their lease agreements.

The result?

Potential lease breaches and significant coverage gaps that could be disastrous in the event of a claim.

🔍 Why This Matters

Most dental office leases include very specific insurance clauses, covering not only your responsibilities but also those of the landlord. However, many policies arranged by general brokers are "off-the-shelf" and rarely tailored to suit your unique lease obligations.

A few important questions to consider:

  • Does my public liability insurance meet the lease’s minimum requirements?
  • Have I insured my leasehold improvements, dental equipment, and fixtures for full replacement value?
  • Am I covered for all incidents, fire, flooding, water leaks, theft, and even aircraft damage?
  • Is it mandatory to have plate glass or boiler and machinery insurance?
  • Have I named the landlord and their lender as additional insureds?
  • Do I need to provide an annual certificate of insurance?
  • Does the landlord need to approve my insurance provider?
  • Most importantly, are there gaps between the landlord’s coverage and mine? In many cases, there are.

✅ Our Recommendation

To ensure you are fully protected:

1.     Send a clear copy of your lease to your insurance broker.

2.     Ask them to provide a written statement confirming:

  • Your policy complies with all lease terms.
  • There is no gap between your coverage and the landlord’s.

3.     They will take responsibility for sending the landlord all required certificates.

4.     Confirm that your business interruption insurance and deductibles are suitable for your practice's risk profile.
